Tehran's housing market cools in July; some owners cut asking prices 10 to 15%

Tehran's housing market cooled further in July 2026. According to field reports, a number of owners who need liquidity have cut their asking prices by 10 to 15%, and some have retreated from prices set two months earlier. Analysts say the sudden price jump at the start of this Iranian year pushed the market into stagnation and thin trading. Prices remain high overall, however: the average asking price per square meter is estimated at about 248 million tomans in districts 6 and 7 of central Tehran, about 176 million tomans in eastern Tehran for mid size units over 10 years old, and about 114.8 million tomans in southern Tehran. It is now hard to find an apartment below 100 million tomans per square meter in almost any part of Tehran.
