According to Donya-e-Eqtesad, reporting Wednesday, August 13, 2026 (22 Mordad 1405), official data for the month of Tir 1405 (ended July 22, 2026) put Iran's monthly inflation at 3.1 percent, point-to-point inflation at 87.9 percent, and annual inflation at 66 percent. For the food, beverage and tobacco group, monthly inflation was 2.5 percent and annual inflation 97.6 percent, while point-to-point inflation for the group reached 128.1 percent. Among food items, oils and fats posted the sharpest point-to-point rise at 261.5 percent, followed by dairy and eggs at 147.1 percent and red and white meat at 145.2 percent. Point-to-point inflation for water, electricity and fuel also reached 115.8 percent in the same month.

Based on Donya-e-Eqtesad's interviews with shoppers and store staff in Tehran, the figures are showing up directly in household baskets: red meat, travel, restaurant meals and clothing are among the items many consumers are buying less of or delaying, while some shoppers are switching brands or package sizes rather than cutting an item entirely.

Building Material Price Growth Stalls in Mordad, but Construction Costs Still 80 to 90 Percent Above Last Year

According to Donya-e-Eqtesad, published Thursday, August 20, 2026 (29 Mordad 1405), Iran's construction market calmed in the month of Mordad after months of turmoil; monthly growth in building material prices was near zero, and prices of heavily used inputs such as rebar and cement fell 5 to 10 percent compared with mid-spring (Ordibehesht). Still, per the report, this calm does not yet mean cheaper home construction; building costs remain about 80 to 90 percent higher than last year, and constructing a typical building in Tehran costs roughly 40 to 70 million tomans per square meter depending on quality. Donya-e-Eqtesad warned that a possible worsening of the energy imbalance in autumn and winter could again push up material production costs, and posed the question of whether Mordad's calm marks the start of stable construction costs or just a brief pause in the upward price trend.

Central Bank Raises Home Purchase and Construction Loan Ceiling to 2 Billion Tomans for Tehran Couples

Iran's Central Bank significantly raised the ceilings on home purchase, construction, jealeh (repair) and deposit (rental) loans under a resolution reported Thursday, August 20, 2026 (29 Mordad 1405), by Ecoiran, citing Jamaran. Under the resolution, in Tehran the ceiling for home purchase and construction loans rose to 1 billion tomans for an individual applicant and 2 billion tomans for a couple. In provincial capitals and cities with a population above 200,000, the ceiling rose to 800 million tomans for individuals and 1.6 billion tomans for couples; in other areas of the country, it was set at 600 million tomans for individuals and 1.2 billion tomans for couples.\n\nThe ceiling for jealeh (repair) loans funded through priority certificate bonds rose from 280 million to 400 million tomans. 18-Karat Gold Nears 20 Million Toman Mark as Emami Coin Tops 198 Million Tomans

According to the Tala va Arz (tgju.org) price network at 23:00 on Thursday, August 20, 2026 (29 Mordad 1405), the price of 18-karat gold reached 19,852,700 tomans per gram, up 4.05 percent (773,000 tomans) from a week earlier. Earlier the same day, at 20:12, Arzdigital reported, citing the Tehran Gold and Jewelry Union's site, that 18-karat gold, up more than 2 percent over the prior 24 hours, was only 50,000 tomans short of the 20 million toman mark, while the Emami gold coin, up more than 4 million tomans, had reached about 198,700,000 tomans; Sahmino's own internal data had recorded the Emami coin at 16:59 Thursday at about 199,540,000 tomans, up 0.77 percent on the day.\n\nPer Arzdigital, the domestic rise came as global gold reclaimed the 4,500 dollar per ounce resistance level. Earlier that same Thursday, global gold had pulled back 0.6 percent to 4,495.69 dollars on investor profit taking, after jumping more than four percent on Wednesday. Market analysts said global gold holding above the 4,500 dollar level would likely keep upward pressure on Iran's domestic gold and coin market.
