Housing Cycles

A housing cycle combines prices, transaction volume, construction, rents and financing conditions. A rise in asking prices can coexist with fewer completed sales.

A housing cycle combines prices, transaction volume, construction, rents and financing conditions. A rise in asking prices can coexist with fewer completed sales. Price-to-rent ratios compare purchase prices with rental flows; comparisons need consistent properties and time periods. Inflation-adjusted prices and nominal prices can tell different stories. An average price can change because the homes sold changed, even without a uniform rise in individual home values. Use quality-adjusted or clearly described series and avoid treating one city’s index as every neighbourhood’s valuation.

Worked example (hypothetical)

A 20 billion rial home with 1 billion in annual gross rent has a price-to-rent ratio of 20 years and gross rental yield of 5%. If price rises 20% and rent 10%, the ratio becomes about 21.8 years.
