Arzesh Maskan Real Estate Investment Fund, traded as Arzesh Maskan on Iran's Farabourse, closed on Saturday 12 September 2026 (21 Shahrivar 1405) at 37,361 rials a unit: up 1.78 percent on the previous session and its highest closing price in 52 weeks.

On the exchange board, the distance between that price and the fund's NAV per unit reads 208.9 percent. But that NAV, 12,094 rials, carries the date 13 May 2026 (23 Ordibehesht 1405): 122 days before today's session. This report is about that denominator.

Background

Arzesh Maskan is a real-estate investment fund, meaning its assets are property rather than shares or deposits. Its units trade on the Farabourse and carry a daily market price like any other listed symbol. Two prices matter for a fund: the market price, set by trading, and the قیمت ابطال (qeymat-e ebtal), the redemption or net asset value per unit that the fund itself publishes.

The price path has been one-directional in recent weeks. In Sahmino's own series, the fund's closing price on the first session of Shahrivar, 23 August 2026 (1 Shahrivar 1405), was 31,363 rials; on Saturday 12 September it closed at 37,361 rials, 5,998 rials and 19.1 percent higher within that month. Both readings are closing prices from the same series, and the window, from the start of the current Jalali month to today, was chosen before the result was seen.

Over a longer window, the fund's 52-week low is recorded at 20,088 rials; today's close is 86 percent above it. Its 20-day moving average in our series is 33,165 rials and its 50-day average 31,750 rials, so the price stands above both.

This is the mirror image of a piece we published a few days ago: Dara Yekom closed on 6 September 2026 at 552,923 rials, 33.3 percent below its NAV. There the market was paying less than net asset value; here it pays far more. The important difference is that Dara Yekom holds listed equities that are repriced every session, while a property fund holds real estate.

The arithmetic is simple and any reader can repeat it: 37,361 minus 12,094 is 25,267 rials, and that divided by 12,094 is 208.9 percent. Read the other way, 12,094 divided by 37,361 is 32.4 percent, so the published NAV is about one third of the board price.

At the scale of the whole fund, 165 million units at today's close is a market value of about 6,164.6 billion rials, and the same units at the published NAV are about 1,995.5 billion rials. The difference is roughly 4,169.1 billion rials.

Drivers

First, what is true by definition and needs no argument: what the market calls a fund's حباب (hobab, bubble or premium) is nothing other than the distance between its traded price and its published NAV. That is a definition, not a verdict.

Second, what is a dated fact: the NAV recorded today on the Farabourse board for this symbol is 12,094 rials, stamped 13 May 2026. Sahmino's own nightly reading records exactly the same figure.

Third, a consequence that is purely arithmetic: any change in the appraised value of the fund's properties after 13 May is not inside that denominator. So the figure of 208.9 percent shows two different things at once: how much the market pays above the assets as last published, and how much those assets have been revalued since May without yet reaching the board. From the outside, the two cannot be separated. Anyone reading the number purely as overpricing has dropped half the story, and anyone dismissing it as meaningless has dropped the other half.

Fourth, the fund's own reporting rhythm. In the codal records this server keeps, the fund publishes a «گزارش خالص ارزش هر واحد سرمایه‌گذاری به ارزش روز» (a current-value NAV per unit report) periodically, and the most recent letter of that type in our records covers the twelve months to 21 December 2025. Its audited interim financial statements for the six months to 21 June 2026 were filed on codal on 26 August 2026. Unlike an equity fund whose holdings are repriced daily, a property fund's current value is updated by periodic appraisal.

Fifth, today's own event. On Saturday 12 September 2026, at 15:00 and 15:05 Tehran time, two notices convening a fund assembly (tracing numbers 1598263 and 1598280) were filed on codal, calling the assembly for 22 September 2026. That is a dated, official event, not a rumour.

On the board it was a heavy session too: 15.5 million units against an average monthly volume of about 20.7 million units in our nightly reading.

Outlook

What follows is Sahmino's reading of the data above, not a price forecast.

Until a fresh NAV is posted to the board, the gap the market reads will keep being calculated against that May denominator and will stay above 200 percent, even if the price does not move at all. The nearest official date on which new figures from the fund itself may reach unitholders is the assembly of 22 September 2026.

One further note for a reader following housing through the exchange: retail access to property this way is different from access through a mortgage, and both carry their own limits. On the lending side we have written before: Iran's central bank gave Gam welfare-card holders priority for marriage and childbirth loans.

Bottom line

The main point: Arzesh Maskan closed on Saturday 12 September 2026 at its highest level in 52 weeks, but the number its 208.9 percent gap is measured against is 122 days old, so that gap cannot be read as a premium on its own.

Sahmino's reading, as of 12 September 2026: until a fresh NAV is published, the reported gap on Arzesh Maskan stays above 200 percent. Condition: as long as the fund posts no new NAV to the board. Level: 208.9. Horizon: through the assembly of 22 September 2026. What would invalidate it: a fresh NAV published and the reported gap falling below 100 percent.

And one thing to remember: every premium you read has a date on its denominator too. Before judging the numerator, look at the date underneath it.
