A home provides housing services as well as a resale asset. Compare location, area, age and condition before comparing price per square metre. Rental income is gross until vacancy, maintenance, management and transaction costs are deducted. Iranian rental deposits must be distinguished from non-refundable rent. An advertised property quote is not a completed transaction; a city index is not a valuation of your particular home. Foreign mortgage guidance explains cost categories, not Iranian tax or borrowing rules.

Worked example (hypothetical)

An 80 square metre home at 300 million rial per metre is quoted at 24 billion rial. Annual rent of 1.2 billion gives a 5% gross yield; 300 million of expenses reduce it to 3.75%, before other costs.
