Field survey of Chitgar rents in Mordad shows deposits of 10 to 26.5 billion rials and monthly rents of 3.6 to 4 billion

The latest field survey of Tehran's residential rental market, published on Thursday, 30 July 2026 (8 Mordad 1405), sets out listed asking rates in the Chitgar district of western Tehran. Under the survey, a 118 square metre two bedroom unit built in 1404 is listed with a deposit of 12 billion rials (1.2 billion tomans) and monthly rent of 360 million rials (36 million tomans).
A 125 square metre three bedroom unit built in 1395 is offered with a deposit of 10 billion rials and monthly rent of 400 million rials, while a 110 square metre two bedroom unit built in 1401 is available on a full deposit basis at 26.5 billion rials. In other words, the newer, smaller unit on a full deposit arrangement requires a deposit more than twice that of the larger, older one.
The report notes that the weight of the deposit in the terms landlords propose in this district has risen sharply, and that the price gap between newly built units with full facilities and older apartments has widened. Rising building maintenance and service charges in the district's towers have added further to the total cost of living there. Rents are one of the heaviest items in the household basket and a significant component of the housing inflation index.
