Iran's mass builders association says housing construction cost has reached 60 million tomans per square meter

Farshid Pourhajat, secretary of Iran's National Association of Mass Builders, said in an interview with Mehr News Agency published on Sunday, 26 July 2026, that the average cost of constructing a five storey building nationwide has reached 60 million tomans per square meter. He said the figure represents an increase of roughly 70 percent compared with last year, driven mainly by higher building material prices.
Pourhajat said housing transaction volumes have fallen relative to earlier periods, particularly in Tehran and in areas directly affected by the war, while buying and selling continues at a slower pace elsewhere in the country. He described the trend as normal and said the transaction boom of the 2010s would not be repeated.
He said capital behaves conservatively in wartime conditions, and that part of the money that could have gone into construction has moved instead to the gold and foreign currency markets because they are more liquid. The figures cited are this trade association's own estimate and are not official government statistics.
