Tehransar housing survey for Mordad 1405 ranges from 13.7 billion tomans for a 115 square metre unit to 29.4 billion for a 147 square metre one

According to the latest survey of Tehran's housing market, published by Eghtesad Online on Wednesday, 5 August 2026 (14 Mordad 1405), listed prices in the Tehransar neighbourhood of western Tehran vary widely according to floor area, construction year and amenities.

Under the survey, a 115 square metre three bedroom unit built in 1402 is trading at 13.7 billion tomans, while a 104 square metre two bedroom unit built in 1397 is selling at 19.8 billion tomans. A 98 square metre two bedroom unit built in 1384 is listed at 17.2 billion tomans, and a 147 square metre two bedroom unit built in 1405 is offered at 29.4 billion tomans. The report stresses that no single price per square metre can be set for the neighbourhood as a whole.

According to the report, higher asking prices combined with weaker household purchasing power and cautious buyers have slowed the pace of transactions, with a significant share of negotiations never reaching completion. Eghtesad Online described current conditions as a case of stagflation in the housing market: asking prices remain at high levels while transaction volumes have not kept pace with price growth. These are listed and field surveyed prices and do not necessarily match the final rates in registered contracts.
