Dollar Price of Tehran Apartments Falls to $989 per Square Meter in Tir

According to the Housing Market Observatory channel, reflected in the Donya-e-Eqtesad newspaper and published Saturday, August 8, 2026 (17 Mordad 1405), the average dollar price per square meter of apartments sold in Tehran during Tir (June 22 to July 22, 2026), based on final transaction prices and that month's dollar rate, was $989, below the indicator's "normal" level of $1,070. According to the report, the same gauge stood at $1,111 in Ordibehesht (April to May) and $1,283 in Khordad (May to June) this year. The report attributed Tir's decline to the return of war tensions from the middle of the month and their inflationary effect on the dollar market, which it said also shaped housing traders' behavior. For comparison, the indicator averaged $998 across the Iranian year 1404 (roughly the year to March 2026) and $1,264 across 1403. The report adds that, based on sellers' asking prices rather than closed deals, the Tir figure was $1,095 per square meter, with an early Mordad estimate of about $1,103.
