Gold and Dollar Gains Flow Into Tehran Apartments as Shahrivar Becomes the Busiest Housing Month of 1405

According to Donya-e-Eqtesad, about 2,300 residential units changed hands in Tehran in Shahrivar 1405 (ending September 22, 2026), the highest monthly volume since the start of the year and 76 percent more than in Mordad. The average seller asking price rose 5.3 percent month on month to 222 million tomans per square meter. That level is 117.6 percent higher than a year earlier and, according to the newspaper, the highest year-on-year growth rate since at least 1392 (2013).
Donya-e-Eqtesad attributes part of the demand to buyers converting gains from gold, coins and dollars into apartments, since housing returns had lagged rival markets since 1403. Even so, this volume does not yet amount to a boom: in non-recessionary conditions the Tehran market handles 8,000 to 10,000 transactions a month.
