Tehran Housing Market Stays in Recession as Asking Prices Double but Monthly Deals Fall Below 3,000

According to Donya-e-Eqtesad, citing ISNA, Tehran's housing market remained in a transaction slump in Mordad 1405 (July-August 2026), with weak household purchasing power and uncertainty over future prices. Monthly property deals in Tehran have fallen below 3,000, the report said, even as some owners' asking prices have roughly doubled compared with the period before the 40-day war ended in late Farvardin 1405 (April 2026).

Mostafa Goudarzi, head of the Tehran Real Estate Consultants Union, told ISNA that most current demand is from end-users seeking smaller, affordable units, while investment-driven buying has declined amid an unclear return outlook. He said higher asking prices do not necessarily translate into higher closing prices, and some sellers have offered discounts to raise cash.

Hassan Mohtasham, a housing market analyst, said a durable recovery is unlikely until general inflation, construction costs and land prices are brought under control. The report noted the cap on rent increases in Tehran for the 1405 calendar year has been set at 27%.
