28 July 2026 · 2 months ago

The S&P Cotality Case-Shiller US National Home Price NSA Index posted a 1.1 percent annual gain for May 2026, up from a 0.9 percent rise the previous month. The report was released on Tuesday, 28 July 2026 (6 Mordad 1405).

Adjusted for inflation, US home values fell in real terms for the twelfth consecutive month: May's 4.2 percent inflation ran roughly 3 percentage points above the 1.1 percent gain in home prices. The 10-City and 20-City Composites recorded annual gains of 2.4 percent and 1.6 percent respectively.

The spread between city markets was wide. Chicago was May's strongest market with a 6.9 percent annual gain and Las Vegas the weakest at minus 1.9 percent, a gap of nearly 9 percentage points. No updated May reading for Detroit was provided for this release date because of transaction recording delays in Wayne County.
