Housing Market Analyst: Landlords Are Turning to Lease Renewals Instead of Seeking New Tenants

According to Donya-e-Eqtesad, Mansour Gheybi, a senior housing market analyst, said in remarks published Tuesday, August 12, 2026 (21 Mordad 1405) that rent increases by landlords are now tracking the government's approved range of 25 to 30 percent, and that landlords, facing high costs from turning over tenants, are increasingly renewing leases with existing renters instead of seeking new ones. He said this does not mean there are no tenants or listings in the rental market, but rather that the volume of available listings has fallen compared with previous years.
Gheybi added that stable or rising home prices are also feeding through to rents, and that part of current rental demand originates from home purchase transactions, for example when a buyer acquires a unit for investment and then lists it for rent. He also said the growing use of official online systems to renew lease contracts has made the renewal process simpler for landlords.
