Building Material Price Growth Stalls in Mordad, but Construction Costs Still 80 to 90 Percent Above Last Year

According to Donya-e-Eqtesad, published Thursday, August 20, 2026 (29 Mordad 1405), Iran's construction market calmed in the month of Mordad after months of turmoil; monthly growth in building material prices was near zero, and prices of heavily used inputs such as rebar and cement fell 5 to 10 percent compared with mid-spring (Ordibehesht).
Still, per the report, this calm does not yet mean cheaper home construction; building costs remain about 80 to 90 percent higher than last year, and constructing a typical building in Tehran costs roughly 40 to 70 million tomans per square meter depending on quality. Donya-e-Eqtesad warned that a possible worsening of the energy imbalance in autumn and winter could again push up material production costs, and posed the question of whether Mordad's calm marks the start of stable construction costs or just a brief pause in the upward price trend.
