Tehran's 50kg cement bag price, which jumped from 218,000 to 291,000 tomans between August 2 and 7, 2026, has held at 291,000 through August 13. Iran's Statistics Center says Tehran's construction input price index grew 20.7 percent quarter-on-quarter in spring 1405, nearly half the prior quarter's 36 percent, even as annual growth reached 80 percent.

Tehran's cement bag price has not moved in a week, but building a home there still costs far more than last year. The cement bag price has sat at two hundred ninety one thousand tomans from August seventh to August thirteenth. That is the same figure recorded when the two week surge stopped on August seventh. That bag had jumped from two hundred eighteen thousand to two hundred ninety one thousand tomans the month before. Saveh cement costs two hundred sixty thousand tomans, and Abyek cement costs two hundred eighty nine thousand tomans. The exchange price for that same bag is only about one hundred ninety seven thousand five hundred tomans. Quarterly construction input inflation eased to twenty point seven percent, but annual inflation hit eighty percent. Donya-e-Eqtesad cites three reasons for the calm: the war's end, an export halt, and a steadier dollar. But the market is two speed: start phase materials are discounted, completion phase materials are still pricey. The retail-to-exchange gap is about forty seven percent for cement, but only one point six percent for rebar. Builders say building a square meter of housing in Tehran still costs eighty to ninety percent more than last year. The exchange has not held a fresh cement or rebar session since August eleventh.
