Tehran Rents Jump 70 to 100 Percent This Moving Season; Parliament Research Center Lists 4 Fundamental Flaws in the Rent Cap Law (Saturday, August 8, 2026)

Renewing your lease this year? teh-RAAN rents have jumped as much as one hundred percent. The government is running three tenant support policies all at once right now. Even so, teh-RAAN rents rose seventy to one hundred percent this moving season. Parliament's Research Center reviewed article seven of the twenty twenty four law. This year's renewal cap is twenty five percent, but the cap only triggers past thirty percent inflation. Annual rent growth has run between thirty one and sixty percent every year since twenty twenty. The biggest flaw is that landlords are not required to renew a tenant's lease at all. Enforcement also depends on the tenant, the weaker side of the deal, filing a complaint. In June, official rent inflation was thirty one percent, but real signed rents rose near forty. For a tenant renewing this year, that means a deposit their salary simply cannot match. The Research Center says the cap only means something for a lease that is being renewed. The ministry has promised automatic contract comparisons on its Khodnevis system soon. Watch for amendments to article seven and for August's official rent inflation data.
